GENERAL PURPOSE:
The Ross Facility Director for Corporate Properties will be located at our Dublin California Corporate Headquarters location. This leadership role will primarily support the day-to-day critical facility operations and lead the entire campus office services functions, as well as supporting the long-term strategic direction for our Corporate HQ site which is occupied by more than 1,200 Ross associates and contractors. It will also support as other Ross locations in the Western Region such as our Los Angeles Buying Office and multiple Field Offices. Responsibilities include leading management of existing and establishing new facilities processes, policies and procedures (ex: internal/external work orders, move/add/change requests, space planning, preventative maintenance, supplies, workplace safety, KPI's, SLA's, etc.), responsibility for all aspects of vendor management including selection, negotiation, performance management (ex: cafe operations, fitness center operations, janitorial, furniture, HVAC, etc.), leadership of various strategic initiatives, directing activities and strategies in complex projects, negotiations with non-Ross building tenants, budgeting for capital and operating expenses and managing and maintaining internal relationships with process partners, suppliers and vendors. The Facility Director will also be responsible to identify and develop key personnel to support ongoing and future operations. Ross continues to evolve its model for how it creates and supports the workplace. The base salary range for this role is $108,600 - $204,150. The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.
ESSENTIAL FUNCTIONS:
• Establish and grow strong and effective working relationships with executive management, key vendors and process partners.
• Develop, lead and execute a facility management model in support of Ross' Corporate Headquarter and Los Angeles Buying Office occupancy and growth strategies.
• Provide guidance for HVAC, energy management, building automation, plumbing, carpentry, electrical systems, painting, equipment maintenance and general construction practices.
• Develop and maintain process and standards in accordance with the business requirements and in compliance to local, state and federal regulations,
• Drive the Facilities Engineering strategy for effective planning and scheduling of critical maintenance to achieve timely completion of work and minimal disruption to business operations
• Assess, modify and develop scalable and transferable preventive and corrective maintenance programs including but not limited to equipment, facility, staff and vendors to achieve high level performance and preserve capital investments and maintain an appropriate and safe workplace environment.
• Lead the mail center, copy center, reception services and other mission critical operational activities.
• Lead and manage all third party vendors in accordance with scope, schedule, budget, service levels, key performance indicators and quality metrics.
• Develop and lead a new procurement process to control high volume and churn of inventory levels and distribution of common area office supplies to all associates.
• Own and lead the end-to-end lifecycle of facility work orders between associates and vendors.
• Successfully manage all facility requests and interactions with our landlords for building services to ensure all legal and lease obligations are met.
• Manage the end-to-end process for all moves, adds and changes (MAC) and the employee on-boarding processes in conjunction with HR, IT and other process partners, and in accordance with corporate policies and procedures.
• Lead and manage the execution of mission critical building repairs and maintenance activities in a prompt, reliable and cost conscious way.
• Create, manage, monitor and control operating and capital budgets relative to building and premises repairs and maintenance projects.
• Develop, document, execute and control all facility management standards, processes, procedures and policies.
• Negotiate and manage approximately 50 facility services, materials and equipment contracts against stated service level agreements and key performance indicators.
• Create and manage facility service levels in accordance with the appropriate level of quality.
• Ensure that the workplace supports the health and safety of all employees and visitors and that all activities are in accordance with local law and code.
• Work with other Property Development associates and departments to ensure consistent facility and office management practices in all other corporate offices.
• Lead the assessment, development and implementation of facility management technology and automated solutions.
• Plan and support department-wide administrative responsibilities, including people team record keeping, metric reporting, and report drafting, developing dashboard reporting capability, create executive presentations and analyses in support of key corporate initiatives.
• Coordinate with other internal departments as required.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
• Minimum 7 - 10 years of leadership experience in corporate facility management in a Corporate Campus environment consisting of more than 1,000 employees.
• Bachelor's degree in business, finance or real estate or applicable work experience.
• Demonstrated ability in managing tactical execution while maintaining a strategic focus
• Proven business and financial acumen
• Excellent written and verbal communications skills; ability to convey messages clearly and concisely.
• At-ease working individually and in teams, and at all levels of the organization (internally and externally).
• Experienced in all aspects of financial planning and management from a cash flow and P&L perspective; familiar with GAAP accounting principles
• Comfortable with levels of ambiguity and managing multiple priorities simultaneously
• Ability to influence, manage conflicts, solve complex problems and lead people and activities.
• Strong working knowledge of building structural, mechanical, electrical and plumbing systems, as well as maintaining regulatory compliance.
PHYSICAL REQUIREMENTS/ADA:
No unusual physical requirements. Requires no heavy lifting, and nearly all work is performed in a comfortable indoor facility.
Working under tight timelines often with short lead time; variance in work volume can be unpredictable; priorities can change quickly; some interruptions are present; travel or other inconveniences usually have advance notice; involves occasional exposure to demands and pressures from persons other than immediate supervisor.
Job frequently requires sitting, handling objects with hands.
Job occasionally requires standing, walking, reaching, talking, hearing, and lifting up to 10 pounds.
Vision requirements: Ability to see information in print and/or electronically.
This role requires regular in-office presence, including attending in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.#LI-Hybrid
