Under the direction of the Director of Facilities this position is responsible for the cleanliness, sanitation, and maintenance of the buildings, grounds, parking lots, vehicles, HVAC systems, plumbing, mechanical, electric, pools, and other equipment at the branch location. This position is directly responsible for creating a safe, clean, and efficient building environment and is responsible for its occupant\u2019s satisfaction related to these areas. This position must be responsive and attentive to all staff and members and must act and follow up appropriately when directed by the Branch Executive. Character development traits of caring, honesty, responsibility, and respect will be evident and demonstrated through interactions with staff, members, volunteers, and vendors. ESSENTIAL FUNCTIONS: 1. Performs all duties in a manner that reflects the YMCA character values of honesty, caring, responsibility and respect. 2. Handles facility\/grounds issues reported by the Branch Executive in an attentive, responsive, and respectful manner. 3. Within established budget allocations, manages expenditures for facility maintenance. 4. Assists the Facility Supervisor II with personnel management including performance reviews and salaries of the maintenance\/custodial staff. 5. Strives to conserve energy and implement designated energy initiatives. 6. Maintains organized files to include personnel matters, contractual arrangements, equipment warranties, staffing schedules, and inventories. 7. Maintains written custodial schedules with job specific duties clearly outlined. 8. Maintains proper heating and cooling conditions. 9. Performs custodial duties on a regular basis. 10. Provides a safe and hazard free environment. Assists the Facility Supervisor II in the completion of the OSHA and\/or risk management checklist and addresses areas out of compliance immediately. 11. Inspects all areas regularly and advises the Facility Supervisor II and Executive Director of any impending issues. 12. Maintains MSDS, OSHA, and safety information on location in readily accessible area. 13. Completes minor maintenance repairs and submits work orders to the Facility Supervisor II for work outside of the in-house staff\u2019s capabilities 14. Ensures work completed by YMCA staff and\/or assigned contractors is completed appropriately and professionally. Communicates issues regarding work quality to the Facility Supervisor II. 15. Provides emergency response to all building emergencies. Schedules other emergency coverage when necessary. 16. Assists the Association\u2019s success potential by serving on the related task groups, cabinets, and training teams as approved by the Facility Supervisor II. 17. Cooperates in the efforts of the branch in capital and annual fund raising efforts. 18. Improves member satisfaction through cleanliness, preventive maintenance, quick response to issues, and a safe environment. 19. Originates and submits maintenance work orders and ensures their completion through in-house YMCA staff or contractors as assigned by the Facility Supervisor II. 20. Makes sure supplies or tools that are needed to perform the cleaning or maintenance of the facility are available. 21. Maintains vehicles in safe and proper condition. Requirements QUALIFICATIONS: Education and Experience: A High School diploma or equivalent with a minimum of three years of supervisory experience is required. Three to five years experience in building maintenance with certification is preferred. Basic understanding of building systems including HVAC, electrical, and plumbing must be proven either through certification or testing. Must have a demonstrated working knowledge of custodial cleaning procedures and custodial products and equipment. A general understanding of computers, email, and internet matriculation with the expectation that use will be a daily occurrence is preferred. Must have a minimum of three years experience managing budgets and\/or supplies where direct fiscal accountability is assumed. The ability to communicate effectively in English, verbally and written, is a must. Must be 21 years of age, be willing to work a varied schedule, have excellent work habits with the ability to work independently.
