Our client in Tarzana, California is looking for a MAINTENANCE ASSOCIATE. nnnnSUMMARYnnnMaintains and repairs physical structures of buildings, office premises, furniture, and grounds by performing the following duties. Assists with cleaning and other operational tasks as needed.nnnESSENTIAL DUTIES AND RESPONSIBILITIESnnn Receives written work orders or verbal instructions from supervisor. nnnn Paints interior and exterior walls and trim.nn Assembles and installs items such as desks, blinds, bookcases, filing cabinets, shelving, and door locks.nn Performs repairs and maintenance duties related to electrical, mechanical, carpentry, plumbing, air-conditioning, painting, machine and equipment.nn Performs timely and accurate maintenance on utility plant systems and maintains complete audit trail by ensuring accurate signature on log.nn Sets up and operates all tools and equipment necessary to perform repairs and maintenance work.nn Monitors the condition of building brick, stone, wood, and concrete. Maintains and makes repairs as necessary.nn Performs setup and installation of all facility-related requirements for company sponsored events, conferences, fairs, orientations, graduations, etc. Ensures that the setup and installation are completed in a timely and efficient manner and in accordance with the specifications as detailed in the job request.nn Provides assistance in the undertaking of construction, expansion, and facility improvements.nn Moving furniture, unloading, and storing supplies.nn Assists with janitorial duties when required.nn Drive company vehicles for pickup and delivery of students, staff, supplies, and materialsnn Other duties may be assigned.nnnSupervisory ResponsibilitiesnnnThis job has no supervisory responsibilities.nnnQualificationsnnnTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.nnnGeneral Requirementsnnn Have a working knowledge of building and construction methods nnnn Experienced in the safe and appropriate use of hand and power toolsnnnDrivingnnThis position requires a basic Commercial Driver’s License (CDL) and the ability to drive the school’s student shuttles and other vehicles if needed. A clean driving record is required.nn Must be capable of driving company vehiclesnn Must pass a drug screen and criminal background check.nn Must have a valid CA driver’s licensennnEducation and/or experiencennnHigh School Diploma preferred.nnOne to two years of related experience and/or training.nnEquivalent combination of education and experiencennnLanguage SkillsnnnAble to work with multiple groups on a project. Can effectively present information and respond to questions from managers, students, faculty, staff, contractors, vendors, and the general public. Able to effectively communicate verbally and in writing.nnnMathematical SkillsnnnAbility to manage receipts and small amounts of cash; keep basic financial records and spreadsheets; reconcile credit cards and invoices.nnAble to determine material quantities and costs (e.g. paint or lumber),nnPerform basic math for carpentrynnnReasoning AbilitynnnAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
