JOB SUMMARY Reports to the Director, Facilities Management.Responsibilities include the continuous and efficient operation of maintenanceprograms for the Hospital and assigned areas of Beacon Health System mechanicaland electrical equipment and facilities. Develops, recommends and implementspolicies and procedures for Departmental operations. A Bacheloru2019s degree in Engineering or a related field is preferred. Knowledge & Skills 1.Requires advanced knowledge of standard operating procedures forFacility Services and repair techniques, preventive maintenance, material andequipment suppliers and budget preparation and control. 2.Demonstrates comprehensive knowledge of federal, state and localstandards and codes and the requirements of regulatory and accreditationagencies. 3.Requires the management skills necessary to effectively plan,manage, and organize activities of department staff. 4.Demonstrates the interpersonal and communication skills (bothverbal and written) necessary to deal effectively with all levels of **MEMBERS ONLY**SIGN UP NOW***./BeaconHealth System staff and outside vendors. 5.Demonstrates the ability to supervise skilled and professionalstaff engaged in performing maintenance functions on a variety of complexequipment. 6.Requires the ability to read construction drawings andspecifications, schematics, analyze work to be completed and calculate costs. 7.Demonstrates proficiency in computer skills (i.e., email, wordprocessing, PowerPoint and spreadsheets). Working Conditions Work is performed in various locations, from an office environment to certain areas where there is possible exposure to hazardous materials and hazards (such as when inspecting facilities and equipment). Physical Demands Requires the physical ability and stamina (i.e., to stand and/or walk for prolonged periods of time; move throughout the facility; lift, hold and carry objects weighing up to 50 pounds, etc.) to perform the essential functions of the position. u00a0 ESSENTIAL JOB DUTIES The below statements are intended to describe the essential job functions andlevel of work performed by individuals assigned to this classification. Ensures a continuous and efficient operation ofmaintenance programs for the Hospital, and assigned areas of Beacon HealthSystem mechanical and electrical equipment and facilities by: u00b7Maintaining responsibility for overseeing the performance of allMemorial life support systems; including fire systems, medical gas equipment,utility management, laundry and nutritional services equipment throughcomputerized maintenance management systems, preventive maintenance activities;also making repairs as required. u00b7Managing, maintaining and recording the status of equipment,ensuring that all specifications are met, required adjustments completed,repairs completed in a timely manner and preventive maintenance requirementsare consistently met. u00b7Analyzing equipment malfunctions to determine action necessary toprevent recurring problems (such as necessary changes, costs, the amount oftime necessary to change and determining if outside contracts are necessary);also making recommendations to the Director on items requiring capitalexpenditures. u00b7Assisting in developing recommendations for all Memorial Utilityand Plant Engineering requirements; in addition to evaluating capital expenserequests for Facilities Engineering for present or future expansion, as part ofMemorialu2019s strategic planning process. u00b7Supervising assigned professional staff engaged in FacilityServices repairs, utilizing oneu2019s ability to read and interpret complexconstruction drawings, diagrams and specifications. u00b7Ensuring that work areas are kept in a safe, clean and orderlycondition and that a safe environment is maintained for staff, patients andvisitors. 2. Performs administrative and daily operationalfunctions by: u00b7Developing, recommending and implementing Department policies andprocedures for Facilities Engineering; including preventive maintenanceprograms, utility maintenance, mechanical equipment maintenance, mechanicalprocedures, safety instructions, emergency power systems, etc. u00b7Assisting in negotiating System-wide contracts on elevators, firesystems, energy management and department contracts (such as U.P.S. systems,filter maintenance, plumbing repairs and electrical repairs). u00b7Developing, recommending and implementing quality assuranceprograms, Department quality plans and equipment status reports (such ascomplex HVAC systems, medical gas equipment, utility management and energymanagement systems). u00b7Providing leadership and skill development for staff as theyperform their daily activities. Acting as a resource for staff regarding dailyoperational activities. u00b7Scheduling and assigning workload to the staff. u00b7Providing assistance and guidance to Director pertaining torecruiting, hiring, evaluating and, if necessary, recommending the coaching/discipline(and/or discharge) of staff. u00b7Providing assistance and guidance to Director pertaining todeveloping a process for monitoring team member performance & completion ofannual team member performance appraisals. u00b7Planning and coordinating ongoing training for the staff. Alsoensuring a comprehensive orientation and training for new staff. u00b7Assist in preparing the initial Facilities Engineering budget andensuring that the budget is maintained within guidelines. u00b7Assisting in the annual preparation of Department goals andobjectives; also is held responsible for accomplishing assigned goals andobjectives. u00b7Regularly interfacing with vendors, patients, visitors,associatesu00a0and governing agencies. u00b7Participating as a member of Memorialu2019s Life Safety Code Committeeunder Joint Commission guidelines. u00b7Maintaining Department records, reports and files as required. u00b7Participating on **MEMBERS ONLY**SIGN UP NOW***./Beacon Health System committeesas requested. u00b7Overseeing various construction projects within Memorial asdirected. u00b7Working with and coordinating efforts of personnel witharchitectural, electrical & mechanical engineers as needed on design,specification & construction. 3. Direct patient care providers are required to maintain current BCLS (CPR) and otheru00a0certifications as required by position/department. Consistently utilizes appropriate universal precautions, protective equipment, and ergonomic techniques to protect patient and self. Adheres to regulatory agency requirements, survey process and compliance. Complies with establishedu00a0organization and department policies. Available to worku00a0overtime in addition to working additional or other shifts and schedules when required.
