About the Department

Physical Plant Management (PPM) in the division of Administration and Finance, plays an important role in maintaining the quality of CSUN's physical environment by keeping the buildings and landscape safe, clean and aesthetically pleasing. PPM employees provide excellent customer service to the campus community in the areas of custodial and grounds, engineering services, asset management, central receiving and campus store, university postal services, and reprographics/quickcopies. PPM performs maintenance work and makes major and minor repairs to campus facilities and remodels, and renovates classrooms and offices at the request of other departments.

Major Duties

Under general supervision of the Assistant Director, the HVAC/R Mechanical Maintenance Supervisor supervises the daily operations of the HVAC/R mechanical maintenance team. The incumbent is a working supervisor who is skilled in one or more trades including HVAC/R or Electro/Mechanical trade and supervises and coordinates the work of one or more small groups of crews consisting of skilled multi-trade crafts workers and assistants and trade based positions of various skill levels in support of campus maintenance, repair, construction and renovation of various facilities and structures, the Preventative Maintenance Program and work request system to support the campus community. The incumbent prioritizes and coordinates the work of the building HVAC/R/Mechanical maintenance team; provides comprehensive technical project leadership; acts as a liaison with customers; coordinates job estimates; ensures supplies and materials are available for jobs; prepares costs and time estimates; assigns work to qualified crew members; provides overall staff technical leadership; determines necessary materials, supplies, equipment and staffing to complete work orders and preventive maintenance schedules; provides work and safety instructions; provides on-the-job training and instructions to workers in trade and safety practices; provides written input on performance evaluations; monitors work in progress; inspects completed work to ensure it is in compliance with specifications, special instructions and sound trade practices; maintains Computerized Maintenance Management Systems (CMMS), including accounting for labor, materials and purchasing; sets schedules according to scheduled work orders and monitors work progress; assures all systems are appropriately maintained; coordinates with the Energy Manager and Central Plant to ensure campus energy policies are implemented; provides customer service assisting with trouble and emergency calls; maintains and performs a mechanical equipment preventative maintenance program on HVAC/R Mechanical systems and other assigned equipment as assigned; inspects systems on regular intervals, replaces filters, adjusts belts, lubricates/replaces bearings; inputs data and information into CMMS and other systems; investigates and completes Special Campus Accommodation (SCAs - outage) requests; works on new construction and remodels requiring collaborating with engineering and design departments; interprets complicated plans and drawings; attends industry specific conferences or training as needed to increase knowledge and advance skills; operates carts, and other vehicles as needed, daily across campus in performance of duties; drives to pick up equipment, tools, supplies or parts that can range up to hundred pounds in weight and transports items to various locations across campus; and performs other duties as assigned.


Equivalent to two years of full-time experience working as a journey-level crafts worker in one or more building trades including one year in a lead/supervisory capacity; three or more years experience in large commercial or institutional multi-site environment, Central Plant and educational environment preferred. Must have demonstrated achievement of journey-level skills equivalent to those acquired through the completion of an HVAC/R or Electro/Mechanical apprenticeship program.


Knowledge, Skills, & Abilities

Thorough knowledge of methods, materials, tools, and equipment used in the building and construction trades; effective supervisory practices and techniques; job design and work sequencing related to construction projects; and applicable state and federal safety, building and construction codes and regulations. Knowledge of HVAC controls (DDC and pneumatic), large air handling systems, Dual-duct, Variable Air Volume (VAV), Constant Air Volume (CAV), single zone, multi-zone, hot water and electric reheat, Direct Expansion (DX) equipment, split, package, mini-split, exhaust systems, hydronic systems; chilled and hot water pumps and piping, air balancing, Title 24, and Variable Frequency Drives. Ability and specialized skills to: operate all applicable building tools and equipment; plan and direct the work of skilled crafts workers and their assistants; determine and coordinate staffing, material, and equipment needs for multiple jobs and projects; perform basic design work; read blueprints; work from plans and specifications; prepare rough sketches; analyze and respond appropriately to emergency situations; ensure accuracy and maintenance of assigned record-keeping systems; prepare reports; read and write at a level appropriate for the position; perform arithmetic calculations as required by the position; establish and maintain effective working relationships with others; physically able to climb ladders; access HVAC/R systems; lift up to 50 pounds; and work in confined spaces.

Pay, Benefits, & Work Schedule

The university offers an excellent benefits package.

The salary range for this classification is: $5786 - $7333 per month.

The anticipated HIRING RANGE: $5786 - $6900, dependent upon qualifications and experience.

Hours: Full Time; 40 hours per week; 6:00am - 2:30pm, Monday through Friday, with evening, weekends and overtime as needed.

REG: This is a Regular position with a one-year probationary period.
