SUMMARY: Supervise custodial staff to ensure standards of cleanliness, sanitation, minor maintenance of building and grounds, safety, and security are met. Perform administrative tasks required to maintain school property and equipment. Maintain a safe, comfortable, and secure learning environment for students, staff, and the public.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Perform, and maintain housekeeping throughout building and grounds, including snow removal, sweeping sidewalks, mowing, spraying and removing weeds, watering and fertilizing lawns and removing litter.

Supervise custodial crew and functions.

Communicate with students, staff, community members, and supervisors to insure a clean, healthy and safe environment.

Perform preventive and minor maintenance functions & maintain records.

Coordinate and schedule school facilities for public and school use and activities.

Move heavy equipment, furniture, and warehouse orders.

Establish and assign cleaning responsibilities, and shifts to custodians in conjunction with the Head Custodian. Contract Custodial Services when substitute help is needed.

Inspect building and grounds daily for appearance standards, safety, fire hazards, and maintenance needs.

Verify proper operation of heating plant, ventilation systems, and/or chilling units. Verify proper operation of fire alarms and security systems.

Report building, equipment, pavement, and grounds maintenance needs to the Facilities Information Center.

Keep records for attendance. Coordinate flex, comp, vacation, and personal time of custodial staff.

Requisition custodial supplies within allocated budget.

Train custodial staff in emergency shutoffs and control valve locations and proper operations of the devices. (custodial handbook)

Select, train, evaluate staff, and initiate corrective actions regarding custodians. Assist administrators in selection of custodians.

Perform other duties as assigned.

EDUCATION AND TRAINING: High school diploma/GED required.

EXPERIENCE: Twenty-four months custodial experience, six months of supervisory experience required, six months inclusive as a Head Custodian HC-3 or HC-2 or HC-1 or equivalent supervisory experience. Must have the ability to interact positively and cooperatively with students, staff and community. Must have successfully completed the First Line Supervisory Course. Applicants are encouraged to review the department screening guidelines before submitting an application. May be required to work flexible hours.

SKILLS, KNOWLEDGE, & EQUIPMENT: Strong verbal, basic math, language, and basic writing skills. Skills in conflict resolution and conflict mediation. Basic knowledge of maintenance and mechanical systems. Ability to work flexible shifts. Operating knowledge of custodial and outdoor maintenance equipment, including, but not limited to, wet/dry vacuum, bacpac vacuum, floor scrubber/buffer, carpet extractor, floor machine, lawn edgers and mowers, weed eaters, and tractors for snow and mowing.

CERTIFICATES, LICENSES, & REGISTRATIONS: 16-hours asbestos awareness after hire and 2-hours asbestos training annually.

SUPERVISION/TECHNICAL RESPONSIBILITY: Directly supervises up to 2 employees in the Custodial Services Department (positions supervised include custodian). Spends less than 50% of time conducting supervisory responsibilities. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding employees; addressing complaints and resolving problems; and assisting with interviewing, hiring, and disciplining. Acts as a resource for administrators, teachers, parents, and PTA regarding building usage, cleanliness, maintenance, and repair, and for building and landscape maintenance group leaders regarding building and grounds needs.

CONTACTS: Daily contact with persons within work unit/building to resolve problems or negotiate matters; with general public and community/school groups to maintain relationships; and with students and parents to provide a service. Weekly contact with persons outside department/building and vendors and suppliers to maintain relationships.

SAFETY TO SELF AND OTHERS: High exposure to self to disease due to disposing of bodily fluids, and to repetitive motion and back injuries due to daily tasks and lifting. Medium exposure to bruises due to maintaining/fixing building property, to cuts due to disposing of broken glass, to burns due to plumbing and heating equipment, and to hernia due to lifting heavy objects. Low exposure to chemical burns due to equipment and cleaning chemicals; to fractured bones due to falling or slipping off ladders; and to loss of limb/sight, disfigurement, and fatality due to motorized equipment. High exposure to others to bruises and cuts if person in this position does not respond timely to accidents, broken equipment, or other hazards, or does not properly dispose of or maintain hazardous materials, and to disease if a person in this position does not properly handle or dispose of bodily fluids.

The physical demands, work environment factors, and mental functions described below are representative of those that must be met by an employee to successfully perform the essential functions of this job.

PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The employee is occasionally required to sit and climb or balance. The employee must frequently lift and/or move up to 50 pounds and occasionally lift up to 100 lbs.. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

WORK ENVIRONMENT: While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; and risk of electrical shock. The noise level in the work environment is usually moderate.

MENTAL FUNCTIONS: While performing the duties of this job, the employee is regularly required to analyze, communicate, coordinate, use interpersonal skills, and negotiate. Frequently required to compare, instruct, compute, evaluate, and compile. Occasionally required to copy and synthesize.

JUDGMENT AND DECISION MAKING: Work is primarily self directed; may be assigned by Department Manager, Field Coordinator, Director, or school administrators. This position requires sound judgment, quick action, and effective supervisory skills to ensure the safety and health of all occupants on school properties. Work is guided by CSEA Negotiated Agreement and/or CDM; Custodial Services and District policies and procedures; State, Federal, and local laws; and MSDS information. Decision making requires collaboration with school/building administrators, department managers, maintenance/landscape group leaders, Field Coordinator, Facilitators, Environmental Services, parent/community groups, other Facility Managers, Energy Managers, athletic groups, Security, Planning and New Construction, day care providers, and contractors. Errors in decision making could jeopardize District property and/or result in safety or health hazards for students, staff, and the general public. Manager is involved only in major decisions.

DIVERSITY OF DUTIES: Duties require cross-training in minor HVAC, heating, plumbing, electrical, carpentry, and roofing repair and maintenance; grounds maintenance; hazardous materials handling; sprinkler system operation; blueprint reading; locker repair; painting; door hardware and furniture repair; supervisory skills; CDM; and conflict resolution and mediation skills. Duties extend within the assigned building/grounds and within department.
